There are many different types of commercial roofing systems available. Although this ensures you’ll find the right one to meet the needs of your building, it can also make the selection process slightly more complex, as you’ll need to weigh various design features to determine what’s best for you. Here are some of the more commonly installed materials and their advantages.

What Are the Main Types of Commercial Roofing Systems?

1. Thermoplastic

Due to their durable nature and high temperature tolerance, thermoplastic roofing membranes are among the most popular materials used in the industry. Usually, they consist of either Thermoplastic Olefin (TPO) or Polyvinyl Chloride (PVC) materials. They are generally less expensive than other materials and can last 15 to 20 years without significant repairs. These materials are also resistant to ultraviolet (UV) rays, fire, water, and bacteria. PVC is a relatively eco-friendly option in that it can improve your heating and cooling efficiency. Talk to your contractor about the thickness you need and ask them for a list of reliable manufacturers that offer excellent warranties.

2. BUR

commercial roofingBuilt-up roofing (BUR) membranes are among the oldest commercial roofing materials still in use. These century-old systems consist of alternating layers of bitumen – either asphalt or coal tar – and glass-fiber or organic mat ply fabrics. After two or three layers are applied, it’s topped with a stone or gravel surface and sealed with an aluminum or elastomeric coating. Innovations have improved the energy efficiency of this style and made it better at insulating. It’s also UV- and water-resistant and averages 15 to 30 years of useful life, though it tends to work better in warmer climates.

3. EPDM

Ethylene propylene diene terpolymer (EPDM) is a flexible, synthetic rubber roofing material. It’s extremely durable and able to withstand many climate types, which has made it a preferred choice for low-slope commercial buildings across the country. While its longevity is still being studied, installations between 28 and 32 years old were still functioning like new in recent reviews. It’s believed this material will be able to exceed 40 years of use. For the environmentally conscious, EPDM is also available in either black or white to help retain or reflect heat. It’s also 100% recyclable.
