When you purchase a new home, you want everything to be as perfect as possible. While most people focus on aspects such as the house’s location, square footage, and style, they tend to ignore one of the most crucial details: the plumbing. Checking the residential plumbing system is a must during any visit to a prospective purchase. By running through the checklist below, you can avoid choosing a home with a plumbing system that’s going to cause you trouble in the future.

A Plumbing Checklist for Homebuyers

Check Pipe Sizeresidential-plumbing

Check the sizes of the house’s pipes. The utility closet and exposed fixtures are good places to do this. To ensure you get ample water pressure, look for pipes sized at least 3/4". Faucets should be 1/2" or more. You can then turn on the sink, tub, and shower faucets to see what kind of pressure the pipes provide.

Flush Toilets

Clogs can lead to burst pipes and other residential plumbing issues, so flush each toilet in the home. They should have no issues with flushing water or refilling. If you notice water pooling at the base of the toilet — or worse, leaking from the wall fixtures — ask the seller to repair these or deduct the repair costs from the sale price.

Inspect the Water Heater

Water heaters last between eight and twelve years, so start by asking the seller how old theirs is. If it’s nearing the end of its lifespan, request they install a new one. You can also look for signs of corrosion that show the tank is wearing down; ask the seller for service records to see if the water heater has had any issues in the past.

A faulty water heater doesn’t mean you have to walk — the same applies to most of the other residential plumbing issues you might come across — but you should make sure the seller remedies any serious issues you spot, and that they compensate you for any repairs or replacements you have to make in the future due to these issues.

Check the Crawlspace

The crawlspace or basement is one of the best places to gauge the status of a residential plumbing system. Either you or a home inspector should take a look. Any leaks need to be repaired immediately, and corroded pipes need to be replaced. If you see signs of previous pipe replacements or repairs, ask the seller about them to understand the plumbing system’s history.
