How does it work?

Made of either naturally-occurring asphalt bitumen or synthetic tar, sealcoating binds to a surface and covers any small imperfections and cracks. In addition to adding a protective layer to the entirety of the asphalt, it prevents minor surface flaws from developing into larger, more serious issues. As a result, sealcoating can extend the life of an asphalt surface.

How often do you need to perform sealcoating?

There are a number of factors that can influence how often one needs to apply sealcoat. Highly trafficked surfaces and surfaces that endure harsh winter weather, for example, may need more frequent sealcoating. In general, sealcoating should be performed every two to three years for maximum protection.

Can sealcoating fix cracks or holes?

No. Sealcoating is a relatively thin layer that only adheres to the existing surface. Cracks, holes, and other damage should be filled in prior to sealcoating.

How do you prepare for sealcoating?

The asphalt needs to be dry and clean for sealcoating to be effective. In preparation, turn off any nearby sprinkler systems, and refrain from mowing to avoid blades of grass and other organic material from landing on the asphalt. Instruct people to avoid walking on the asphalt until the coating has been applied and completely dried.

How long does sealcoating take to cure?

asphaltIt takes 24 to 48 hours for your sealcoating to totally cure. Outdoor temperatures during application have the biggest bearing on curing time. Sealcoating will naturally cure faster when it is warmer outside, and cooler or more humid temperatures require longer curing. At a minimum, expect 24 hours before you can utilize the surface again.
