If you own a seasonal property that you tend to use more in the warmer months, you’ll need to take some steps to get it fully operational after a long winter of inactivity. For properties that use a water well system, you’ll need to fully evaluate each of the components before the busy summer months so you can make sure you and your guests have access to clean, safe water. Here are some of the most important maintenance items to consider.

3 Types of Water Well Maintenance for Spring

1. Inspect the Well

You should complete a visual inspection of the well’s components every year, but it’s especially important to do so after a long period of disuse. Look for signs of damage, such as exposed wires, pipe fissures, or cracks in the casing, which will need to be addressed by a professional. This is also the perfect time to check and change your filter. To do this, you’ll need to turn off the water valve, hit the pressure release button, and use a filter wrench to remove the old unit so you can replace it with a new one. 

2. Flush & Fill the System

water wellIf you have turned off the breaker and drained the system for the winter you will need to turn the breaker back on. It should automatically pressurize the water tank to the appropriate level and allow water to again flow through the home. If it doesn’t do this, contact a licensed well contractor for help. If it does, you’ll then want to run the water through each of your plumbing fixtures to ensure proper flow and check for leaks that weren’t previously apparent. 

3. Test the Quality

Have your water quality tested every couple of years, especially after long periods of little use. These tests look for E. coli, coliform bacteria, and unbalanced pH levels. If any abnormalities are detected, your water treatment professional will be able to recommend a proper course of action to remove impurities and prevent their return.
