1. Vertical

A vertical crack goes straight up and down or is within 30 degrees of that angle. These are the most common and least concerning — they often appear in homes within a few years after the foundation is laid. They are a result of the pressure the ground exerts on the concrete. These cracks allow water into your foundation, so you should have them sealed with epoxy or urethane injections. This creates a flexible and waterproof barrier.

2. Horizontal

foundation repairHorizontal cracks run left to right or are within 30 degrees of that angle. These are the most concerning type of damage. This crack means that the foundation is bowing, or the middle of the wall is being pushed inwards. Bowing foundations are a structural problem — left alone, the entire house could eventually collapse. It’s often a result of water pooling around the foundation. The foundation repair may require placing straps or reinforcing posts to keep the wall in place. Your contractor may bury anchors in the soil by your foundation to pull it back into place or may recommend replacing it altogether, depending on the extent of the instability.  

3. Stair Step

Stair step cracks move between horizontal and vertical. They earned their name because they look like a flight of stairs viewed from the side. They are most common in homes with a brick or concrete block exterior, as the crack will run diagonally in the mortar between the bricks. This type of crack indicates settling of the foundation and can be fixed. It should be addressed as soon as possible. Once the crack is large enough to fit a finger into it, it will be a far more extensive repair.
