Staging is an essential step in preparing a home to be listed on the market. When done right, this practice will show off the best features of your home and help buyers establish an emotional connection with the space. Follow the guide below for the best chances of success in staging and selling a home.

Do:

Keep it light.

Light makes a home more cheerful and inviting. Take the screens off the windows, keep the coverings open, and wash the glass to let in the most natural light. Swap out the current light bulbs for a higher wattage and add lamps to any dark corners.

Small, affordable changes can make a big difference when selling a home. Consider repainting the interior, updating hardware to more modern pieces, or re-grouting the bathroom. These little projects will keep the home from looking dated or dirty.

Add mirrors.

Mirrors make a space look lighter and larger by reflecting the room and its light back at you. Place them opposite dramatic fixtures such as chandeliers or a central art piece to highlight them.

Don’t:

Make it personal.

Buyers need to be able to picture themselves living in the home. This is tough to do when looking at your family’s photos, children’s trophies, or religious items. Take out everything that makes the house uniquely yours and keep neutral furnishings to appeal to the largest possible audience.

Overdo it.

Staging is supposed to show off your home, not overwhelm it. Don’t add furniture that is too large for the space, as this will make it feel small. Leave at least half the space in closets and on shelves empty to showcase that there is plenty of storage. When staging and selling a home, less is often more.

Forget the exterior.

Your front yard is key to your curb appeal and the first impression buyers get as they arrive. Refresh your landscaping and maintain it while the home is on the market. Do the same with your backyard, balconies, and patios to show how they can use them for outdoor living. For example, a dining table in the backyard or lounge chairs on a patio will expand your home’s square footage to the great outdoors.
