After a lot of precipitation, the water from the rain or snow will need to go somewhere. However, you don’t want it to be your basement. While leaky basements are fairly common, they can also be prevented if you know the common sources of moisture. Below are a few reasons your basement is letting in water.

Reasons You Have a Leaky Basement

1. Improper Roof Drainage

Your drainage system is meant to funnel water safely off your roof and away from your home. However, if your downspouts are directing water too close to the foundation and the slope doesn’t funnel it away, then the water can get into the basement. Look at your downspouts during the next rainfall to see where the water moves. If it pools near the base of the house, fix the drainage issue before it leads to a leaky basement.

2. Cracks

leaky basementCracks are common, especially in older homes. Pressure changes on the walls and foundation floor over time cause the material to expand and contract, then move as the building settles. Any of these cracks are a weak spot where moisture can seep in. As moisture enters through the cracks, they will only continue to expand. You’ll need to have a professional seal them.

3. Leaky Window Wells

Windows are a wonderful way to let natural light into the underground space, but they are a weak spot in the building. Older, worn windows can become a problem as their seals crack or pull away from the window border. If the water is coming from the well, check that all windows are properly sealed. The wells should have drainage in place to prevent pooling, so if there are puddles, check for blockages or cracks that could prevent water displacement.
