1. Checking Building Code Violations

Building code violations will put you at risk if you purchase the property. An inspector will look through the property’s history, paperwork, and its physical structure for any violations. A few of the most common found include missing documentation, improperly installed stair handrails and guardrails, inadequate fire blocking, and weak joists and beams. ADA accessibility should be analyzed as well. 

2. Identifying Poorly Maintained or Aging Equipment

This information is critical, as addressing damaged or older systems can be prohibitively expensive and may affect negotiations or your decision to move forward with the deal. Your inspector will check all the major systems that are also found in residential properties, such as plumbing, electrical, HVAC, irrigation, and drainage. There are some unique to commercial properties as well, including elevators, pavement systems, and fire suppression systems.

3. Assessing Environmental Issues

The inspector should review any previous environmental studies performed on the property. Further testing may need to be conducted in addition to the typical inspections. Depending on the type of property, its intended use, and its prior history, you may want to work with a specialized environmental inspector. Environmental assessments could include radon testing, mold testing, and asbestos testing.
