Your business's parking lot is possibly the first item your customers and business partners see. To make a good first impression, you don't want the lot to appear messy or in disrepair. Thus, regular care and maintenance are important. Below are some key tips to prevent water damage to your asphalt paving.

How to Prevent Parking Lot Water Damage

Proper Drainage

Asphalt is porous and moisture can start seeping inside after continuous contact of only a few minutes. Then, when temps drop and the moisture freezes, it expands and cracks the asphalt paving. The best way to prevent water damage is to remove moisture as quickly as possible. You should, therefore, design the right drainage solutions into your parking lot right from the start.

The earth below the drains should at least feature layers of gravel and sand to permit fast, easy absorption. A better solution is to install pipes to direct runoff away from the lot and into a storm drain.

Existing Lots

To prevent damage to the asphalt paving of existing lots, sweep the surface regularly to keep it free of dirt, leaves, and other debris. Organic matter collects moisture, slows evaporation, and holds the water against the surface until it seeps into the asphalt.

To minimize absorption, use a simple push broom to sweep debris and standing water into the grass. Also, address any issues immediately. If cracks in the asphalt paving form, they'll accelerate moisture seepage and damage to the lot. Have an asphalt contractor sealcoat the surface and repair any cracks while they are still minor. The longer you wait, the worse the problem will become.
