When it comes to choosing a roofing material for your commercial property, it can be difficult to sift through the options. Two types, however, stand out as go-to picks for the industry and present many benefits that can increase the longevity of your building. TPO roofing (thermoplastic polyolefin) and EPDM roofing (ethylene propylene diene monomer) are similar, but each has its own properties. Here’s how the two stack up to each other.

Differences Between TPO & EPDM Roofs

Basics

Instead of a substance similar a traditional asphalt roof, both EPDM and TPO roofing consist of a single-ply membrane that is attached to a roof. Typically, the membrane is adhered to the roof through a chemical process or by ballasting to ensure the material forms a proper seal.

Installation Process

TPO roofingEPDM and TPO roofing materials both come in large rolls, but differ in size. EPDM rolls are much larger than TPO rolls; roughly 50 feet wide compared to roughly 12 feet wide. Because of their size, EPDM materials are better suited for large, uninterrupted roofing surfaces. TPO materials, on the other hand, are easier to install because of their smaller size, and can be used on roofs with a complex layout.

Heat Interaction

EPDM and TPO roofing react differently to heat. EPDM is a thermoset membrane, meaning the material does not soften when exposed to heat. This forces contractors to use adhesives or ballasts to attach the material to a roof. Alternately, the thermoplastic material of TPO roofing softens when exposed to heat. This allows contractors to weld the material to a roof, forming seamless seals in the process.

Longevity

EPDM roofing materials have been used in the industry for decades and typically have a life span between 20 and 30 years (some have been measured up to 40, as well). TPO roofing materials are relatively new to the scene and have been shown to have lifespans of around 20 years.

Heat Efficiency

EPDM roofs are typically black while the majority of TPO roofs are white. The lighter color reflects more of the sun’s heat, keeping a building cooler in hot weather. EPDM roofs, however, can have a specialized white coating applied to increase their heat efficiency.
