1. Inspect the Air Filter

When the HVAC's filter becomes packed with dirt, dust, hair, and other debris, the air conditioner or furnace has to work much harder to put out cool or warm air. Avoid this by inspecting the filter at least once a month and replacing it every 90 days. If you have pets, make that every 45 days.

Both outside and inside units need at least two feet of clearance space; otherwise, they could suffer from blocked airflow. To maintain this, keep shrubbery and any debris from accumulating around your air conditioner or heat pump and avoid storing any objects next to the furnace. 

3. Calibrate the Thermostat

Whenever you make the swap from cooling to heating and vice versa, always take the time to calibrate your home’s thermostat. If you skip this HVAC maintenance step, it might not be able to read the temperature in the room correctly and alter it accordingly. To check this, set up a second thermometer in the same vicinity and let it sit for 15 minutes. If the readings are different by more than one degree, clean the original thermostat's cover and interior components. You might also need to straighten the mercury vial or tighten the calibration screw. Finally, inspect the wiring for any dirt or corrosion before closing the thermostat back up and retesting it.
