To keep up with the ever-changing real estate industry, realty professionals must keep up with current trends. 2018 has been a significant year for the housing market, so it’s important to be aware of the following trends to succeed in the real estate business. By doing so, you can attract the right buyers and help sellers succeed.

2018 Trend Report: What to Watch

Generation X Is Buying

According to a report by Fixer published on the National Association of Realtors website, the industry professionals surveyed cited Generation X as the top buyer of single-family homes. They were followed by Millennials, with Baby Boomers trailing behind. As these generations begin to raise families and buy homes, it’s important that those in the real estate business target their marketing accordingly.

Buyers Want a Yard

Tech Is Key

Real estate business professionals need to adapt to technological marketing, according to a report by Forbes. Today’s buyers are starting their home search online, so be sure to master sites like Zillow and Trulia. By knowing how to create attractive listings online, you can find quality buyers and increase interest in a property.

Open Floor Plans Sell

There is no doubt that open floor plans have dominated the real estate business in recent years. Fixer found that 76% of industry professionals surveyed said that this layout is the most popular floor plan for single-family homes. The National Association of Home Builders echoed this trend, saying that 84% of clients building a home create fully or partially open floor plans. Real estate agents should be mindful of this trend when determining the value of a home.

Urban Means Downsizing

While many homeowners are showing interest in green space, urban areas are booming. About 50% of respondents to Fixer’s survey said that buyers are most interested in urban areas. This also marks a shift toward downsizing, as homeowners are opting for efficiency and location over space. By knowing the market trends in your area, you can determine whether buyers are looking toward the city or suburbs when buying a home.
