Your roof takes a real beating from rain, sun, and wind, and over time, even the best one will show signs of damage. You’ll need to plan for a full replacement every 20 to 80 years depending on the roofing materials you choose, and additional roof repairs as needed in between. To determine when it’s time, look for these five signs of roof damage.

Signs You Should Call a Roof Contractor

1. Granules in Your Gutters

Roof RepairAsphalt shingles are surfaces with a coating of small particles which are shed as the shingles wear out. A few here and there aren’t a problem, but when the shingles reach the end of their lifespan, you may find your roof gutters full of granules. At the same time, the shingles will probably curl at the edges.

2. Missing Shingles

Storm damage, physical impact, or regular wear and tear can pull shingles or tiles off your roof. If there are just a few missing, they can be replaced, but if large sections of shingles are torn off, it’s likely time for roof replacement.

3. Leaks

Due to normal wear or storm damage, roofs often form small holes. When water leaks through these gaps in your shingles, it can cause mildew and rot both in the wooden roof structure and inside your home. The more leaks you find, the more urgently you need roof repair.

4. Sunlight

If the weather is dry, you may not spot a new leak in your roof right away. But you can actually test for leaks without waiting for rain or getting anything wet. Go into your attic or crawlspace when the sun is high. Anywhere that light comes through the shingles, water will too.

5. Sagging

Age, physical impact, rot, termite damage, and a number of other factors can weaken the underlying wooden structure of a roof. A sagging roof needs urgent roof repairs to keep the home safe and eliminate the risk of a collapse. You should plan to move out of the home until the roof can be replaced, just to be on the safe side.
