If you’re considering buying a home, it’s essential to check on the condition of all the house’s fixtures, including the plumbing. While an assessment from a professional plumber is ideal, you can also examine some of the main areas yourself. Here are a few features to look at when assessing the plumbing of a potential new home.

The Water Heater

Most water heaters are built to last ten to 15 years, so if this home’s heater is in that age range, it will need to be replaced soon. A plumber can tell you the appliance’s age from the serial number. Look for any signs of corrosion or dampness around the heater, then turn on the hot water and check the color.

The Shutoff Valve

Locate and test the home’s main shutoff valve by closing it, then turning on different faucets in the home. If the valve is letting water through, that will make future plumbing repairs more difficult or prevent you from cutting off the water if a pipe bursts.

Check Faucets & Drains

PlumberEvery faucet in the house should have good water pressure and produce clean water. Every drain should let the water flow out easily. If you do find clogged drains, have the seller address them before you buy the home; while some clogs are easy to fix, ones due to scale buildup or stubborn blockages are not.

Learn About the Sewage System

There are significant differences in your duties as a homeowner depending on whether you have a septic tank or a connection to the town’s sewage system. Septic tanks must be emptied roughly every three years, and the presence of a drain field affects the ways you use your yard.

Look at Your Pipes

To accommodate water flow, your pipes should be at least half an inch in diameter near your fixtures, and closer to an inch the closer you get to the main water source. Also, check the pipe material; if it’s gray and you can easily scratch it with a screwdriver, that’s lead and will need to be replaced.
