1. Repair Cracks

2. Remove Standing Water

As they eat away at the surface, concave “bowls” can develop as the area beneath the material is shifted or pushed further down. If standing water is allowed to occur frequently, it can start to cause the asphalt binder to deteriorate and lead to cracks in the sunken areas. To prevent your structure from crumbling, take measures to ensure water flows away from the surface after each rainfall. 

3. Apply Sealant

Seal coating a driveway involves applying a protective layer that “seals” all of the small cracks in the asphalt to prevent much larger crevices. It also keeps water from seeping into the deeper layers and washing away the foundation or causing cracks to spread. A seal coat can also cover up previous cracks and patching and restore the look of the driveway. It also locks in oils, so sunlight cannot absorb them and dry out the material.
