Sealcoating is a critical process for asphalt that will keep it in good shape, durable, and safe for use. Not only does it repair unsightly cracks and imperfections, but sealcoating also leaves pavement looking clean and new for longer. The Sealcoating Process

Preparation

The first step of the sealcoating process is blocking off the area that will be worked on so that no cars or pedestrians enter while the process is in progress. Next, paving contractors will begin cleaning the asphalt, removing rocks, soil, and any other debris from the surface. Any particles in cracks and holes are also eliminated — as is standing water — so the base is as clean and smooth as possible. They will also clean off oil and other substances staining the area.

Fixing cracks also keeps water from seeping in and degrading pavement. Often, contractors will use joint sealers to ensure the pavement is strong; they’ll also use other crack sealants to revive the stability of the lot, driveway, or road.

Once the surface is prepped, sealcoating begins. Usually, the sealer is set in two coats, which is typically made from a mix of sand and latex. The first application is slightly thicker and will fill in any remaining defects, while the second layer is a little thinner. Together, they slow down oxidation on the asphalt, improving durability and slowing the effects of water, sunshine, and other elements.

Post Seal

After the two layers of sealcoating are set, the area will need at least 12 hours — preferably 24 — to dry. If the weather is particularly humid, it may need more time. Make sure no one walks or drives on the surface until the dry time is complete.

Finally, new striping is applied to roadways and parking lots based on traffic patterns and parking space requirements. The result is fresh asphalt with clearly marked areas to make the location easy to navigate and safe.
