1. You Notice Granules in Your Gutters

Asphalt shingles are made with small aggregates attached to a backing with a strong tar adhesive. Unfortunately, temperature changes, UV light, rain, and snow can eventually damage the asphalt binder, allowing the aggregates to come loose. If you notice granules in the bottom of your gutters, it could be a sign your roof is reaching the end of its usable life. 

2. Shingles Are Visibly Damaged 

roofingAs roofing shingles become damaged, they can start to exhibit physical signs, such as growing moss, broken panels, and even curled edges. To inspect your roof for the physical signs of damage, use a pair of binoculars and look at your roof from the street on a clear, sunny day. If shingles are damaged, it could allow water into your home, sparking even more problems. 

3. The Roof Is More Than 20 Years Old

On average, asphalt roofs last about 20 years, even with proper maintenance. If you know that your home is at least that old and your roof hasn’t been replaced, talk with a contractor today about updating your home’s exterior envelope. If you want a roof that lasts longer, consider upgrading to copper or slate roofing materials, which last more than 50 years.
