Buying a newly built home can land you cutting-edge features and the chance to customize the space to your needs. When you walk into a builder’s sales office, you’ll probably be greeted by a real estate agent who will walk you through the options, making the entire process seem even easier. However, many buyers don’t realize this agent works for the builder, and may not have your best interests at heart.

Why You Should Retain a Real Estate Agent When Buying a New Home

Protecting Your Interests

real estate agentIn many states, builders are allowed to write their own sales contracts, which may be slanted in their favor. An experienced real estate agent will be able to explain the terms of the contract, point out potential problems, and act as your advocate throughout the process. Your agent will arrange the inspections, identify any problems, and negotiate to have them repaired before closing.

In many cases, a Realtor® can also get the builder to offer safety testing and upgrades, protecting the value of your investment. For instance, if the area has not been tested for radon, they might get the builder to pay to have the basement tested and offer free mitigation if a problem is detected.

It’s Essentially Free

Homebuyers may decide to go without a real estate agent in an effort to save money, without realizing those fees are actually paid by the builder. As valuable as these services are, they’re essentially free to buyers, so there’s no real reason to go into the homebuying process alone.
