1. Change the Filters

Air Conditioning MaintenanceThe AC filters should be cleaned or replaced biannually or whenever they become dirty. Airflow can become restricted if the filters are clogged and filthy with debris. Dirty filters decrease the unit’s efficiency and recirculate dust and allergens through your ventilation system and into your home, lowering the air quality. 

2. Check the Coolant Lines

To prevent energy loss, foam coolant covers the AC refrigerant tubes or pipes connecting the evaporator to the outside condenser. The insulation can become damaged and should be replaced, if necessary, and foam insulation tape can repair the lines.

3. Clean the Condenser Coils

The AC condenser unit is located outdoors and consists of a large fan inside of a metal box with grilles on either side. The coils should be cleaned at the beginning of each cooling season to remove debris. To clean the coils, turn off the power first, so the protective grille panels can be removed from the unit. The coils can then be cleaned, as needed.

4. Remove Outside Debris

The outdoor AC condenser unit should always be clean and free of any trash or debris. Rake away leaves and dirt from the base of the condenser, and ensure the drain is clean. The blower fan blades should be vacuumed to remove dirt, add WD-40 to the fan motor, and tighten the mounting bolts on the appliance.
