Whether you're a homeowner with an asphalt driveway or a property owner with a large parking lot, the material will exhibit many of the same issues. After years of use, the cracks, potholes, and larger fractures start to pile up. But some people might wonder whether they’re better off repaving their entire driveway or lot or simply seal coating it. Desert Construction, a paving company based in Kingman, AZ, shares a few tips to help you make the right call.

Paving Company Explains Whether Your Asphalt Needs Seal Coating or Repaving

Small Cracks

excavationSeal coating is the process of applying a protective layer of tar-based material onto asphalt to fortify it against the elements and immediately improve its appearance. Seal coating is a viable choice for driveways or parking lots that are only suffering from minor cracks and discoloration. It can give slightly damaged asphalt a beautiful black finish and an extended lifespan.

Alligator Cracks

A few cracks here and there on your asphalt are one thing. But when they start to multiply to the point where they're running directly alongside each other, those in the industry refer to this as "alligator cracks," or "alligatoring,” as the cracks begin to resemble the scaly back of an alligator. Seal coating probably won't be able to fill that many cracks, and the evenness and stability of the entire lot is likely compromised.

Oversealing

Over the years, it makes sense to put an asphalt seal coating or two on your driveway or parking lot. But eventually, too much of it can contribute to the process of alligatoring. If your asphalt has already undergone several coatings, and cracks are reemerging or forming anew, it's time to start considering a full repaving.
