Have a seal coat applied regularly.

Keeping up with regular maintenance is the most important aspect of caring for asphalt, and this includes the application of a seal coat. A seal coat prevents water penetration and oxidation but wears off over time. A fresh sealant should be reapplied by a professional every three to five years. Drive on the asphalt for at least 24 hours.

Let sprinklers directly hit the asphalt.

While you can’t do much to stop the rain, you can prevent sprinklers from damaging your asphalt. If sprinklers hit the pavement directly, water can seep down into the surface and soften the base. This weakens the surface and leads to depressions or potholes that require costly repairs.
