Do:

Sweep your asphalt annually.

This simple maintenance task removes any bits of gravel that have built up over the years, resulting in a more-attractive surface. Removing this loose material also makes it easier to examine the surface for cracks and other damage, leading to quicker repairs and a longer life span.

Have a seal coat applied regularly.

Keeping up with regular maintenance is the most important aspect of caring for asphalt, and this includes the application of a seal coat. A seal coat prevents water penetration and oxidation but wears off over time. A fresh sealant should be reapplied by a professional every three to five years. Surfaces that experience particularly heavy traffic, however, might need to have the work done more frequently.

Don’t:

Drive on the asphalt for at least 24 hours.

Freshly laid asphalt isn’t ready to be used for at least 24 hours. Asphalt is mixed with certain materials that result in a tougher surface but require more time to fully cure than other products. If the weather is especially hot during the paving work, the surface should stay untouched for more than 24 hours to prevent unnecessary damage to the unsettled asphalt.

Let sprinklers directly hit the asphalt.

While you can’t do much to stop the rain, you can prevent sprinklers from damaging your asphalt. If sprinklers hit the pavement directly, water can seep down into the surface and soften the base. This weakens the surface and leads to depressions or potholes that require costly repairs.
