1. Examine the Exterior

A careful inspection of the exterior of your water heater could indicate issues that might turn into serious problems later. Look for signs of leaks on the floor or pipes, and check for cracks or corrosion on the outside of the water heater. Getting your water heater replaced or repaired at the first sign of trouble can prevent major disasters and extra repairs.

2. Check the Pressure Relief Valve

water heaterThe pressure relief valve allows steam to escape if the pressure within the tank gets too high. A stuck valve can actually cause the unit to explode, so check to make sure it opens and closes easily. On many water heaters, the pressure relief valve is clearly labeled, but you may need to check your owner’s manual if you can’t find it easily.

3. Flush the Tank

The water tank should be emptied once a year to remove any corrosion, sediment, or other deposits. Make sure the breaker is turned off and the cold water inlet pipe is closed, then attach a hose to the drain valve. After running the hose outside or putting it down a drain, open both the pressure release and drain valves to quickly empty the tank. Once the tank is empty, turn on every hot water tap in the house, close both valves, and open the cold water inlet pipe. Wait until the tank is full before turning the power back on.
