Before contractors even started installing the roof trusses on a new Target® building at the Voice of America Mall in West Chester, Ohio, the foundation unexpectedly failed. Large cracks appeared and masonry walls rotated outward at extreme angles. Because the building sat close to the property line, designers decided to pour the foundation adjacent to the wall, a decision which provided inadequate support to the structure above. As a result, the masonry walls on the north and south slabs rotated outward, producing serious cracks in the foundation. Because the walls shifted nearly two inches in some areas, this made it impossible to weld on the roof trusses, which had already been manufactured. Prominent foundation cracks had also developed, spanning the entire width of the structure in some places.
To restore the walls to near-plumb level and provide the support the foundation needed, The Dwyer Company’s team decided to install piers every five feet along both structures. Each of the 110 piers also had to be fitted with hydraulic jacks to accomplish the concrete lifting required to counteract the foundation settlement. After installation, they lifted the concrete slab successfully and installed high-strength steel brackets to hold the structure in place.
