When properly sealed and maintained, asphalt becomes much less permeable to water and other substances which might damage it. Talk with your local sealcoating company to establish a schedule for your surfaces and make sure they get the necessary treatment.

The less time that snow and ice sits on your parking lot or driveway, the less chance it has to damage the pavement by melting and refreezing. Make sure your surface is plowed or shoveled—just watch out for potential scratches and gouges by keeping plow blades lifted off the surface.

3. Repair Promptly

The longer cracks and potholes are allowed to stay, the worse they’ll get. This is because temperature fluctuations cause pavement to expand and contract, exacerbating existing damage. Have your asphalt repaired by a local paving company to limit damage and maintain a smooth, safe surface.

4. Clear Debris

Trash, leaves, and other debris can be problematic in cold weather. They may cause issues with plowing or may freeze and damage the asphalt surface. Make sure to clean your pavement when the weather is clear so the trash won’t be there when snow hits.

5. Watch for Pooling

During warm weather, take note of where water pools on the asphalt surface. These are the lowest areas or your driveway or parking lot. They may be worn down or compressed, making them even more vulnerable to damage, so get them repaired as soon as you can.
