As with any job, there are inherent risks involved with home inspections, which is why your inspector should be fully bonded and insured. Additionally, you should ask where your inspector received their training and whether or not they are certified and licensed to conduct inspections in your state.

During and after the home inspection, talk with the inspector about what they would fix if they lived in the property. Ask about their first impressions, their overall opinion, and what they think it would cost to correct the issues.
