Many homeowners don’t realize that they need a roof replacement until water has damaged areas in their home. However, there are some signs to look out for to help determine if your roof is past its prime and needs to be replaced. The team at Allsystems Roofing are the Lexington-area expert roofing contractors. They share some of the most common signs that your roof needs to be replaced.

5 Signs You Need a Roof Replacement

1. The Age of the Roof

Most roofs have a life expectancy of 20 to 25 years, and many variables, including climate and extreme weather, can play a role in how long a standard roof should last. Roofs that have exceeded this life expectancy are at a higher risk for roof failure and should be replaced.

2. Curled or Cupped Shingles

Shingles can become curled, buckled, and cupped after prolonged exposure to sunlight. Check the areas of your roof that get direct sun during the day to see if any of the shingles in those areas have begun to curl up. If so, the shingles have exceeded their life expectancy and should be replaced.

3. Missing Granules

You can find signs of missing granules in your gutters where rain has washed them away. If you find either of these issues, it is a good idea to schedule an appointment with a professional roof repair company.

4. Moss & Lichen Growth

Moss and lichen grow in areas with high moisture and limited exposure to sunlight. While this can be a common occurrence on roofs it can also lead to shingle damage. They both can hold moisture against the roof and speed up the wear on shingles. Periodically removing the moss or lichen will limit the damage, but pay special mind to how it is removed. If you are too aggressive with the removal process it will cause damage as well.

5. Exposed Flashing

Exposed flashing around your chimney means that water may be able to leak through this area more quickly and cause damage to the home below. Repairing and replacing and exposure will help extend the life of your roof.
