Whether you rent or own, you’ve most likely heard the title “property manager.” It sounds important, but what does it mean? The real estate professionals at Classic Maui Properties, a commercial property management company in Maui, Hawaii, are here to explain the roles and responsibilities that accompany this title.

What is a property manager?

A property manager is a third party hired to oversee the daily operations of a real estate investment or investments. These investments can be owned by one person or many.

What are a property manager’s roles & responsibilities?

A property manager must juggle quite a few moving parts in the real estate world. They are responsible for setting and collecting rent, finding tenants, overseeing the leasing process and handling maintenance requests. To break it down further, below are explanations of some of their duties.

  • Rent: Property managers must understand the current market and location of a home or building, then set and collect and adjust rent based on that price. Ideally, the goal is to look at comparable rental properties in the area and attract potential tenants.
  • Tenants: People who choose to rent will deal directly with the property manager, relying on this person or company for help with moving into or out of a building. Property managers also screen tenants, handle lease agreements and deal with the eviction process should problems arise.
  • Maintenance & Repairs: Basic building maintenance, including landscaping, trash disposal, and snow removal fall under a property manager’s roles and responsibilities. If there is a property maintenance person or people, the property manager will also supervise them. A clean, well-maintained property keeps current tenants happy and could lead to more rental opportunities. The same goes for repairs. Accidents happen and buildings will suffer wear and tear. A good property manager will have a list of contractors, including electricians, plumbers, and carpenters available to fix problems on a timely basis.

Property management is a tremendous responsibility and you need someone you can trust. The professionals at Classic Maui Properties have spent the last four decades navigating the real estate market, handling everything from appraisals to rentals and residential property management.
