Securing a mortgage is one of the most difficult and complex parts of buying a house, requiring seemingly endless stacks of paperwork and extensive financial documentation. While there are no shortcuts in the financial industry, being prepared in advance can take a lot of the stress out of applying for a real estate loan.

Before you even begin house hunting, Leaurel and Amber Lube at Keller Williams Realty, two of the Concord, NC area's top realtors, recommend gathering:

  • W-2s, 10-99s, & Pay Stubs: The lender will want to verify your income, so you should have two years' worth of earning statements ready. If you receive new income statements before closing on the property, they will likely want to review those documents as well. In addition to annual income statements, you'll also need one month of pay stubs from your employer.
  • Tax Returns: Most lenders typically request your previous two years' tax returns, which will be heavily scrutinized for signs of fraud. Keep in mind that mortgage lenders generally want every page of the return, even those that are blank or contain no useful instructions.
  • realtorLists of Debts & Assets: Along with a comprehensive list of all of your assets, you will need to submit all of your bank statements, as well as those from investment and savings accounts. In addition to verifying your debt-to-income ratio, the lender will also be confirming the source of your down payment funds.
  • Canceled Rent or Mortgage Checks: You will typically be asked to supply a years' worth of canceled checks showing that your previous mortgage or rent payments were made on time. If you paid electronically, you can submit that documentation instead or provide contact information for a landlord who can provide payment verification.
