There are a lot of factors involved when it comes to selling a home. Even the time you choose to list it affects your chances of closing a deal. With this in mind, sellers should know when the best time of the year is to list homes for sale. If you need help in selling a residential or commercial property, contact JoAnn Meier at RE/MAX First Choice. Based in Waterloo, IL, her knowledge of the local real estate market has made her the top realtor in the area.

Here, she gives some insight on the best time to list homes for sale:

  • Spring: Spring is the busiest season for the housing market. At this time of year, potential buyers find it easier to make the down payment because of their tax rebate checks and are more likely to jump into the closing process to move into a new home before fall. Those still fishing for a sale can entice buyers with great marketing photos since homes have more curb appeal in spring. According to a study, the magic window to list your home is from mid-March to mid-April.

  • homes-for-saleAutumn: If you can’t sell in spring, do it in autumn. Homebuyers are not yet busy with their holiday obligations, so it’s still a great time to make a sale. Competition for houses and inventory drops off in the fall, which means you can take advantage of homebuyers who are still looking to close a deal.

  • Summer: Summer is the least ideal time to sell a home since most people go on vacation and homebuyers get distracted by summer activities. If you must sell your home during this time, make sure to double your effort in marketing. Make an effort to spruce up the condition of your property and offer flexible showing hours. It would also help to hire a professional realtor that will help you close a deal faster.
