Many concrete contractors will tell you cracks are virtually guaranteed as your concrete ages. This is especially true for the concrete foundation that bears the weight of your house. Discovering a crack in your home’s foundation can be alarming, but you may be surprised to learn not all cracks are cause for concern. When it comes to concrete, there are two types of cracking: structural and superficial. Both types require attention, but knowing the difference between the two will save you time, money, and stress.

Structural Vs. Superficial Foundation Damage

Structural Damage

contractorIf you see wide cracks at the corners of your foundation, you are most likely witnessing structural damage. When this occurs, cracks form in patterns starting at the corners and working toward a central point in the wall. This type of damage typically occurs when the soil is either swollen from too much water, causing inward pressure, or eroding due to a lack of water, in which case, the foundation will begin to sink. While you may not be able to change the condition of your soil, you can hire a concrete contractor to reinforce your foundation and prevent additional damage.

Superficial Damage

Regardless of the age of your house, some settling is perfectly natural. Small cracks may appear in your foundation and walls as part of this normal process. Although the cracks are normal, they should be monitored to make sure they do not worsen or allow for water seepage. Your concrete contractor can inject expanding urethane to seal the crack, preventing water damage and energy loss.

It is also important to note that some cracks look superficial when they are actually very serious. If you see rust stains around the crack, that is a sign the metal reinforcements are suffering from water damage. When this occurs, call a concrete contractor immediately to replace both the metal structure and the concrete.
