Is spring really the best time of year to buy and sell homes? Practically speaking, it often is, however, if you actually want to make a profit, it may be better to think outside the box. As the fastest growing real estate franchise in Iowa, Minnesota, North Dakota and South Dakota, no one knows more about the market than EXIT Realty Upper Midwest.

If you're a new agent getting your feet wet in real estate investing, EXIT Realty Upper Midwest offers the following advice on timing your sales:

  • Spring & Summer Sales: It's no secret that spring and summer are the most popular moving seasons. Not only does the nice weather make moving easier, many people are enjoying their tax refunds after April or May, and switching schools is much easier to do when it’s not exam time. This creates a competitive atmosphere in which good houses can sell very quickly. Despite these obvious benefits, however, spring does less to weed out non-serious buyers than winter. More people may be attending your open houses when sun is out, but only some will make an offer.
  • Fall & Winter Sales: Think about the situations in which someone simply can't wait for spring to house hunt. Life events, such as births, deaths and divorce, often compel people to move during these not-so-sunny seasons. While fewer in number, fall and winter buyers will most likely be more serious. Also, bear in mind that for the right house, competition can be fierce even during the holidays.
