Evergreen, Colorado Realtors are just like any other person selling a product
If you have ever gone into a department store right before Christmas and seen empty shelves and none of things you wanted to buy stocked, well that is what Evergreen, CO Realtors are dealing with now. We are trying to stock the shelves but there is just no product to sell.
We have seen a steady decrease in inventory over the last few years. This is a national issue but we are feeling it harder in the Denver Foothills, or at least that’s what it seems like. Our prices have climbed as inventory has depleted. Then just like any free market that is controlled by supply and demand the customer is the one that suffers.
It really has even gotten to the point that sellers are not really getting a true market sampling of the value of their homes. Reason is that we have lost a lot of buyers due to frustration. They are basically throwing their hands up and saying they give up. They are trying to find that perfect home and have had to scratch so many things off their wish list they are deciding to wait.
That is also an issue with people that are wanting to up size or down size and stay in the Denver Foothills and purchase another property in the area. They are scared they may not find another property that will fit their needs or their budget.
We are hoping to see this change in the next couple months as the weather gets warmer. That tends to be the time the real estate listings pick up in the Denver Foothills as well as nationally. We do need to keep in mind the last couple years the number of active listings have been trending downward. There is a huge demand in the Denver Foothills for existing homes.
