Leaky water heaters are one of the most common causes of house floods and water damage. Fortunately, there are steps you can take to prevent leaks and keep your home safe and comfortable. King’s Plumbing in West Chester, OH, provides reliable, prompt service to commercial and residential customers throughout the Cincinnati area. Here, their team of experienced plumbers offers four leak prevention tips.

How to Prevent Your Water Heater From Leaking

1. Flush the Tank

Hard water is particularly tough on water heaters because it has a higher density of minerals, such as lime, compared to soft water. In water heaters, lime settles to the bottom of the storage tank, reducing efficiency and, eventually, causing corrosion. Draining the tank isn’t enough to remove the lime, which is why you must flush it instead. Leave on the valve that feeds the cold water into the tank, connect a hose to the drain valve, and open it. The pressure from the incoming stream will help remove the lime buildup.

2. Perform Routine Inspections

Examine the unit at least every six months to ensure it’s in good condition. Make sure the connections are secured tightly and there’s no water on the floor. Check for corrosion, dents, and other signs of damage as well. If it appears a part needs to be replaced, have it done by a licensed plumber.

3. Repair & Replace Parts Promptly

You might be tempted to attempt a DIY fix, but this can be dangerous and may also void your warranty or insurance coverage. Most plans require you to have repairs done by a licensed expert

4. Check the Temperature & Water Pressure Valve

The temperature and water pressure (T-and-P valve) is a common source of leaks. Make sure it is adequately sealed and recheck it every six months. If the water temperature is too hot, excessive pressure may cause the valve to leak. In this case, you may need to lower the heat or install an expansion tank. A leaking T-and-P valve may also indicate the water pressure in the home is too high. A water heater repair technician can help you resolve this problem.
