There is no shortage of details involved in coordinating a successful transition from one rental property to another. However, when it comes to priorities, cleaning ranks the highest, especially in light of the COVID-19 pandemic. While the virus has created new variables, you can use common products to protect yourself, the movers, and the following tenants from potential exposure.

COVID-19 Cleaning Tips

1. Proper Products

Before cleaning begins in earnest, make sure you have the proper moving materials. While recycled boxes are eco-friendly, avoid cardboard, as virus spores can survive longer on them. Instead, opt for recyclable plastics, which provide the same environmental benefits and are easier to disinfect.

Disinfect the boxes once you return home with products mentioned by List N from the Environmental Protection Agency (EPA). These cleaners are known to be effective against COVID-19.

As an enveloped virus, COVID-19 has a weak outer membrane. It isn't stable in the environment, making the virus easy to kill with household cleaners containing 2-propanol or ethanol

However, store-brand cleaners are just as effective. Check labels for disinfecting products that claim to kill influenza, respiratory syncytial virus (RSV), or severe acute respiratory syndrome (SARS). If they're effective against those viruses, they may also work against COVID-19

2. Disinfect Surfaces

Rental Property

Use the products to clean high-touch surfaces throughout the rental property. In the kitchen, focus on countertops, the table and chairs, and the faucets. Once in the bathroom, disinfect the toilet seat, counters, faucets, and the shower. Any remotes or video game controllers should also be wiped clean with approved products. The most commonly used surfaces tend to be light switches, furniture, and doorknobs. Disinfect them with a spray or wipes before the movers arrive. Keep the wipes nearby, so they can use them during the day and do one last cleaning after they leave.

3. Cleaning Methods

There is a right way to clean: begin top to bottom and then back to front. This will help you avoid blemishing a surface that has already been cleaned if dust or debris falls from a higher level. For best results, complete your "dry" tasks—dusting, sweeping, vacuuming—before the "wet" ones—mopping and glass cleaning. Otherwise, wiping dirty surfaces will only spread debris around.

4. Task-by-Task

Cleaning task-by-task is far quicker and more efficient than going room-by-room. If you already have the vacuum out, for example, it's best to vacuum the entire floor space rather than one bedroom at a time. This will keep you focused and motivated on each project instead of jumping from one job to another.
