Why Sealcoat asphalt pavement?

Over time, asphalt surfaces are susceptible to many degrading forces including weather, traffic, automotive fluids, and the sun’s UV rays.  All of these forces cause the binder in asphalt to break down, resulting in separation of the surface aggregates (fines) in the pavement.  As pavement breaks down, these surface voids lead to cracking which in turn allows water into the pavement and subgrade.  Application of a quality asphalt based sealer can restore some of the fines and bond the top layer of the pavement; restoring its original deep black color and protecting it from traffic, weather, and UV rays. 

How often is Sealcoating Needed?

Depending on the amount and kind of traffic the pavement is exposed to, a sealer should be applied approximately every 2 to 3 years.
